The general contractor is a consortium of Strabag and TKT Engineering, and the contract value is about PLN 840 million excluding VAT, with partial indexation. The construction period is 50 months, and work began as early as October 2026. At the same time, the Czech group Akipia has joined the project’s investors.

According to Rzeczpospolita, Roma Tower will be the largest and most ambitious luxury residential project in the history of the Polish real estate market. The event matters not only for Warsaw — it signals growing interest from international private capital in Polish premium property as a whole, which we at Mokko Real Estate also see in our own flow of enquiries.

Who is behind the project: Roma Tower’s investor structure

The project is being delivered by several partners with fundamentally different roles:

Pro Bonum Foundation — established by the Archdiocese of Warsaw, contributed the plot of land to the project

BBI Development — a listed developer, previously involved in building Złota 44

Liebrecht & wooD — a Belgian company, BBI Development’s partner on the Koneser project in Warsaw’s Praga district

Akipia — a Czech group founded by Michal Strnad (the richest Czech, a shareholder in Czechoslovak Group) and his partners Marek Šmrha and Tomáš Brzobohatý

The appearance of Akipia is notable: the same structure recently became a co-owner of the giant redevelopment of the 110-hectare Bubny-Zátory industrial district in Prague. In other words, this is an investor with real experience of large urban projects, not a financial participant diversifying a portfolio.

What will be inside: parameters and concept of the tower

Roma Tower is designed as a building with no analogue on the Polish market. According to the investors, the building will include:

357 apartments

A private cinema

Recreation floors and a wellness zone

A 25-metre swimming pool

The interior design — of both the common areas and the apartments — has been entrusted to the Italian studio Pininfarina, known for its work with Ferrari, Maserati, Rolls-Royce and Bentley. An official presentation of the tower with final visualisations and the start of sales are planned for next year.

Why did the project take so long to start?

The history of Roma Tower spans more than one year. The local development plan for this site in central Warsaw was approved as far back as 2017. Over that time the concept for the 170-metre tower changed repeatedly: offices and a luxury hotel were considered before the choice finally settled on top-tier residential.

Important context: BBI Development already has experience delivering large residential towers. The company took part in completing Złota 44 together with the American fund Amstar after the financial difficulties of the previous developer, Orco. The last apartment in Złota 44 found a buyer in mid-2022 — meaning the sell-out took years after the building was commissioned.

What does this mean for Poland’s luxury property market?

In Mokko Real Estate’s practice we regularly receive enquiries from wealthy buyers from Ukraine, Belarus and other countries specifically for homes in Warsaw. Projects of Roma Tower’s calibre fundamentally change the conversation: Poland stops being a market of “affordable housing for relocation” and becomes a point on the map of European premium real estate on a par with Prague or Vienna.

A few observations on the market:

The entry of Czech and Belgian capital into Warsaw’s premium segment confirms that foreign institutional investors see long-term prospects in Poland, not just a short-term opportunity.

Bringing in Pininfarina for the interior design is a marketing signal aimed first and foremost at the international buyer. The Polish buyer cares first about location and build quality.

A 50-month delivery period means the first apartments will be handed over no earlier than approximately 2030–2031 — an important point on the planning horizon for investors.

If you are considering buying property in Warsaw or other Polish cities — Kraków, Wrocław, Gdańsk, Poznań — and want to understand how to choose a property that fits your goals and budget, the Mokko Real Estate specialists are ready to provide a detailed, no-obligation consultation.

Source: Rzeczpospolita.

Roma Tower in Warsaw: construction started in October 2026 Roma Tower — a 170-metre residential skyscraper in the centre of Warsaw — has moved from the project stage to active construction.
