According to BIG DATA analysis by RynekPierwotny.pl and Rankomat.pl, the total number of new flats in major cities rose in September 2026 — in five of the seven cities studied. However, single people on an average salary had fewer options than a month earlier. Families with a child benefited the most.

Why does more supply not mean greater affordability?

The average borrowing capacity of a single person earning about PLN 6,000 net was PLN 432,900 in September — practically unchanged from August. For a childless couple earning PLN 8,000 net the figure rose slightly to PLN 541,700. A family with a child (income PLN 10,000 net) gained more noticeably: borrowing capacity rose from PLN 599,400 to PLN 611,600, i.e. by 2 percent.

As the experts explain, an increase in overall borrowing capacity does not automatically improve the situation for buyers on a limited budget. The structure and price mix of new flats is what matters — it is the share of the most affordable units that determines real choice.

Warsaw, Kraków, Wrocław: how did the number of affordable flats for singles change?

The affordability calculation counted flats whose price fits within a budget made up of the maximum loan amount plus a 20 percent down payment. Results by city:

Warsaw: the number of affordable flats for singles fell from 1,028 to 938 (down 9%)

Kraków: from 418 to 382 (down 9%)

Gdańsk and the Tri-City: from 1,162 to 1,108 (down 5%)

Poznań: from 1,833 to 1,753 (down 4%)

Łódź: from 5,443 to 5,331 (down 2%)

Silesian agglomeration: from 5,141 to 5,091 (down 1%)

Wrocław: the only city with growth — from 1,134 to 1,162 flats (up 2%)

In our experience at Mokko Real Estate, it is precisely this gap — between overall supply statistics and real affordability for a specific budget — that most often disappoints buyers. A person sees that the market is “growing” and wonders why there are no more suitable options.

What changed for childless couples and families with children?

The picture for childless couples turned out to be mixed. A noticeable increase in the number of affordable flats was recorded in only two cities:

City

August

September

Change

Wrocław

3,425

3,722

+9%

Tri-City

2,392

2,549

+7%

Łódź

7,632

7,777

+2%

Kraków

2,738

2,748

+0.4%

Warsaw

3,748

3,734

-0.4%

Silesia

7,473

7,422

-1%

Poznań

3,686

3,686

0%

Families with a child were in the best position: a 2% rise in borrowing capacity together with growing supply produced a positive result in every city analysed. The largest increase was in Wrocław (from 4,746 to 5,277 flats, up 11%) and the Tri-City (from 3,414 to 3,695, up 8%). The widest choice remains in Łódź and the Silesian agglomeration, where there are more than 8,500 affordable flats for families with a child.

How to correctly assess the real affordability of a flat when buying?

In Mokko Real Estate’s practice we recommend the following steps:

Calculate your borrowing capacity based on your income and household composition — the figures differ radically for a single person, a couple and a family with a child.

Determine your real budget including the 20 percent down payment — this is how affordability analyses on the Polish market are calculated.

Analyse supply in a specific city and district rather than overall market statistics.

Take the structure of new units into account: a growing number of expensive flats does not improve choice for an average budget.

Follow changes in interest rates — even a small reduction noticeably affects the available loan amount.

The September 2026 data clearly demonstrates that the property market is not uniform, and general trends often mask very different conditions for specific groups of buyers. If you are considering buying a flat in Poland and want to understand what is realistically available within your budget, contact the Mokko Real Estate specialists for an individual review of your situation.

Source: Rzeczpospolita — Nieruchomości

Housing affordability in Poland is determined not only by the volume of supply from developers but also by which flats actually come onto the market.
