It comes from a September market survey run by the Nieruchomosci-online.pl portal together with the Wrocław University of Economics among 1,501 real estate agents from across Poland, including Warsaw, Kraków, Wrocław, Gdańsk and Poznań.

The key points: 53% of agents forecast moderate growth in demand for flats larger than one-room in Q4 2026, 35% expect stabilisation and 12% expect a decline. For one-room flats the picture is similar: 49% forecast growth in demand, 40% stabilisation and 11% a fall.

What will happen to flat demand at the end of 2026?

According to Rafał Bieńkowski, an expert at Nieruchomosci-online.pl, the end of the year may bring a noticeable revival. Lending conditions are now more favourable than a year ago and prices have become more predictable — which is gradually bringing back those who had postponed buying. There are buyers who have been browsing listings for months and want to close a deal before the end of the year.

An important nuance: growth in demand may coincide with a shrinking supply. The end of the year is traditionally a time when owners are less willing to list flats for sale, preferring to wait until the new year. In Bieńkowski’s view, interest in buying will grow, but the choice of properties will not necessarily widen.

What will happen to the supply of flats in Q4?

One-room flats: 50% of agents forecast a stable number of listings, 38% an increase in supply and 12% a decrease.

Flats larger than one-room: 49% expect supply to grow, 42% to stabilise and 9% to fall.

The market is therefore entering the final stretch of the year with moderate optimism, but with no grounds for a sharp acceleration.

Will flat prices in Poland change at the end of 2026?

Agents do not expect significant price shifts. The prevailing view is that asking prices — the amounts sellers state in their listings — will level out.

One-room flats: 54% expect the average price per square metre to stabilise, 32% forecast growth and 14% a decline.

Flats larger than one-room: 50% of agents expect current prices to hold, 28% expect growth and 22% a fall.

Notably, agents more often forecast growth specifically for one-room flats. This is consistent with market data for Q3 2026: average asking prices for one-room flats rose in nine of the eighteen voivodeship capitals, while for two-room flats they rose in only five.

How agents assess the market: summary table of forecasts

Indicator

Growth

Stabilisation

Decline

Demand: flats larger than one-room

53%

35%

12%

Demand: one-room flats

49%

40%

11%

Supply: one-room flats

38%

50%

12%

Supply: flats larger than one-room

49%

42%

9%

Price: one-room flats

32%

54%

14%

Price: flats larger than one-room

28%

50%

22%

What does this mean for buyers and investors in Poland?

In Mokko Real Estate’s practice we see a similar picture: in autumn, clients who have been watching the market for several months become active and are now ready to close. At the same time, the choice of good properties in Q4 really does narrow — especially in the one-room segment, where demand is traditionally stable.

For those considering buying a flat in Poland as an investment or for their own use, the end of 2026 looks like a moderately favourable moment: prices show no sharp jumps, lending conditions have improved compared with last year, and sellers are open to negotiation.

If you are researching the market and want to understand what is relevant to your own situation, contact the Mokko Real Estate specialists. We will help you assess specific properties and make sense of current market conditions.

Source: Rzeczpospolita — Nieruchomości.

Demand for flats in Poland is expected to rise towards the end of 2026 — that is the forecast of more than half of professional real estate agents.
